Retrofit Reimagined on New Hilgrove Estate
Transforming derelict garages into a resident-run community hub

Our Why
Residents have consistently identified the need for shared community space, support for young people and communal activities like food initiatives. Hilgrove Estate lacks a community hub, despite having a long-derelict building that could meet these needs.
Our Idea
We aim to establish a new resident-led not-for-profit management organisation of a new community hub on Hilgrove Estate, transforming former council-owned garages into an active, welcoming community space. We’re hoping to create a mix of free community facilities and affordable workspaces that support youth activities, food initiatives, creative projects and social gatherings. Co-designed with residents, the space could incubate small businesses and local charities while strengthening social cohesion. Our longer-term goal is a financially sustainable, resident-run model that reflects local priorities.

About
Leo and Sharon
This project is led by local residents, Sharon Willems(Artistic Director) and Leo Bacica (Producer and Director). Based on Hilgrove Estate for over a decade, they bring experience managing creative spaces, developing community programmes and supporting resident-led initiatives. Alongside other residents involved in food cooperatives, community organising and neighbourhood groups, the team is committed to creating a sustainable, resident-run hub that responds directly to local needs.
